So, who do I need?

The Architecture

Most familiar to you no doubt, would be the title of 'Architect'. But this is not the only Architectural design professional that can design your home. Equally adept are Architectural Technologists.


Here at Elements Architectural Studio, we are Architectural Technologists; affiliates of the internationally recognised Chartered Institute of Architectural Technology and specialists in the delivery of architectural design through the application of building science and technology bridging the gap between conceptual ideology and physical realisation.


We take a more holistic approach to the design process, to provide a reputable and consistent service second to none with a focus on relationship building, attention to detail and quality of service, no matter the project size. We tailor every detail to meet your exacting standards, creating a space that is as unique and individual.

Planning Consultant

Navigating the planning process can be complex, especially when maximising the potential of your site. Our expertise extends beyond aesthetics however on particularly complex sites (usually within Green Belt and sometimes within Conservation Areas), we work closely with Planning Consultants to ensure your vision complies with local regulations while giving it the best possible chance for success during an application for planning approval.


For those seeking to build in areas with stringent planning restrictions or historic surroundings, the team we form for you, through our network of trusted and experienced industry specialists, understand how to achieve permissions while preserving the integrity and grandeur of your vision. We streamline the approval process, handling the technical intricacies so you can focus on the exciting aspects of your build.


Supporting Specialists

A number of industry specialists may be required during the early stages of design, particularly the planning stage. These may include, but not limited to:

  • Arboriculturists - specialists in tree protection, retention and removal

  • Ecologists - to assess, protect and enhance biodiversity, often handling bat surveys, BNG requirements and other impacts on habitat

  • Highways Consultants - to determine and measure traffic flow, stress, impact and provision

  • Heritage Consultants - to review and determine appropriate working practices for historic building preservation

  • Quantity Surveyors - Whilst the majority of their invovlement will be post planning, Budget Cost Estimates are often an item we advise clients to retrieve to ensure budgets continue to align with project progress.



Okay, I have planning approval. Who Next?

You'll now re-engage with us, your Architectural consultant to take the concepts and developed designs produced at planning, into the technical design stage where the drawings produced will progress the project to achieve Building Control approval, tender and eventually construction.


You'll need a few other appointments in place now too...


Structural + Civil Engineer

Probably the most important appointment after an Architectural Designer, is your Structural Engineer. Just as we have with planning stage consultants, we have curated a shortlist of preferred Engineers to work with. Ensuring a cohesive technical team is paramount and we are conscious of the selection of this team to help the project succeed in this regard.


A good Engineer is worth their weight and fundamental in enabling the conceptual designs from planning to be physically realised on site.


Interior Designer

Luxury is in the details. The finest homes are distinguished by their interior craftsmanship, where every material, finish, and texture is selected with purpose.

Main Contractor

A superior design requires superior execution. Collaborating with only the most skilled builders, artisans, and craftsmen will bring your home to life with unparalleled quality and attention to detail.


We can walk you through the most appropriate tender route and our preferred contractor to work with. On the larger more extensive schemes, we'll often introduce a contractor at the earlier planning stages under a contract called a PCSA (Pre-Construction Service Agreement). This promotes early coordination and can often lead to a more detailed and considered approach to construction, effectively streamlining the tender process and the coordination into the build phase as many of the queries and discussions around construction methods would have been ironed out.



Is this everyone?

Depending on your project complexity and scale, you'll likely need a variety of other specialists, whether for production of supporting coordinated technical designs or for surveys to inform them. These may include, but not limited to:

  • Mechanical + Electrical (M+E) Engineers - to design your mechanical and electrical plant systems; from heating, water and energy efficient sustainable power systems

  • Civil Engineers - to design the below-ground drainage

  • Energy Assessors - to assess and determine the building' energy performance for compliance with energy performance requirements

  • Geotechnical Surveyor - to investigate and determine soil type, its properties and characteristics

  • Drainage Surveyor - to assess the layout and condition of existing drains and sewers

  • Party Wall Surveyor - if within certain distances to boundaries, these handle legal agreements with boundary or neighbouring property owners

  • Landscape Architect - to design and specify your outdoor spaces

  • Fire Safety Engineer - where specialist fire safety advice and provision is required in complex or unusual scenarios
